Safe Guarding + Protecting Your Real Estate Interest
There are a few reasons why you may consider a home or real estate inspection performed by a licensed professional.
Purchasing a home is commonly the most important and largest asset in a person’s wealth portfolio, and a complete home inspection will help you uncover defects and deficiencies that can be commonly overlooked. Knowing what you are buying prior to closing can help you make your best decision. Our inspections will report the conditions of the exterior, interior, and functional systems of the house, including the roofing, plumbing, HVAC, and electrical systems. Our goal is to provide you with helpful information that will help you gain a clearer picture of your future home.
Often times, during the purchase of a home insurance policy, your carrier may require an inspection prior to the issuance of a policy, such as a Four-Point Inspection or a Wind Mitigation Inspection. The purpose of a Four Point Inspection is to report the conditions of the four major function systems of a home. Those systems are the roofing, plumbing, HVAC, and electrical systems. Deficiencies within these functional systems can lead to property loss or worse, which is why your home insurance carrier requests this report. Even if your home insurance policy does not require a Four-Point Inspection, a wise homeowner or prospective buyer would be interested in staying ahead of potential future failures.
A Wind Mitigation Inspection may also be required by your home insurance policy carrier. High wind events, such as tropical storms or hurricanes, carry the potential to adversely impact a home. The roof is particularly vulnerable (due to the physics of wind-loading and the geometry of the structure). Ask me about the Bernoulli Effect. A Wind-Mitigation Inspection reports the measures of construction made to resist wind-loads and wind protection measures taken to protect openings, such as impact-rated windows and doors.
